The new residential project in Haifa touted as New Vardia or Vardia Opposite the Sea (ורדיה מול הים) is neither Vardia nor exactly opposite the sea. The project is squeezed between high-end residential area of Vardia and deep wadi with old dilapidated houses populated mostly by Ultra-Orthodox Jewish residents. There is no connection to Vardia, the only road to New Vardia goes through Ultra-Orthodox community. The frontal side of New Vardia offers same distant view of the Chinese-run Haifa port terminal. The road to Vardia, planned to open in July 2021, is still not there.
The pricing of apartments in New Vardia is as much contraversive as its location. The following sales were reported in 2022:
5-room apartments, 127 sq m sold for NIS 2,500,000;
4-room apartments, 105 sq m sold for NIS 1,950,000.
This prices correspond to price level of Vardia’s housing without being a part of Vardia which is significantly higher than prices of apartments at Leon Blum, the street on the other side of wadi.
